Increasing occupancy for your Algarve rental: 8 levers

Increasing occupancy for your Algarve rental: 8 levers

Two neighbouring houses, with the same pool and the same view, can show very different occupancy rates. The gap rarely comes from the property itself: it comes from how it is presented, priced and managed. Here are the eight levers we work on first.

1. Photos, before anything else

A traveller decides in seconds. You need an opening photo that shows the property's main asset (pool, terrace, view), late-afternoon light, tidy rooms and full coverage: every bedroom, every bathroom, the kitchen, the outdoor areas. Descriptive captions add an SEO benefit that is often ignored.

2. A title and description that answer a search

"3-bedroom villa with private pool, 10 minutes from Albufeira" works better than "Beautiful house in Portugal". The description should answer the questions that block a booking: distance to the beach, air conditioning, parking, wifi, heated pool or not, child-friendly, pets allowed.

3. A seasonal rate grid, not a single price

High season, shoulder season, school holidays, long weekends, local events: each period has its price. A summer rate applied in November leaves the calendar empty; a winter rate applied in August leaves money on the table.

4. Minimum stays matched to the period

A seven-night minimum makes sense in August. In November, the same rule blocks three-night stays that would be profitable. Minimum stay should vary with the season, and be relaxed to fill calendar gaps between two bookings.

5. Calendars that are genuinely synchronised

A double booking costs more than an empty night: it costs a refund, a bad review and a ranking drop. iCal synchronisation between your website, the platforms and your management tool must be checked regularly, not just set up once.

6. A short response time

Travellers usually compare several properties at once. Replying within the hour on hot enquiries converts far more conversations into bookings than replying the next day.

7. Reviews, the long-term engine

Every stay is a chance to earn a review. The points that come up most in average reviews are concrete: cleanliness, bedding, water pressure, wifi, clarity of check-in instructions. Fixing those details costs little and lifts the overall rating, and therefore visibility.

8. Amenities that unlock bookings

Some amenities are not comfort, they are search filters:

  • air conditioning and heating
  • reliable wifi, tested, with the speed stated
  • washing machine and tumble dryer
  • on-site parking
  • cot and high chair
  • barbecue and shaded outdoor furniture

The role of local management

These levers require constant presence: price updates, quality control between stays, fast replies, new photos after a refurbishment. That is exactly the job of a local concierge, and it is what separates a half-empty calendar from one that fills itself.
