Professional cleaning between each stay, funded by the cleaning fees paid by guests, with checks on the condition of the property and the household linen.
An issue on site? We take care of it
Our local tradespeople (plumbing, electricity, air conditioning) respond within 24 to 48 hours. Above the agreed amount, you approve first.
Monitoring, reporting and formalities
Regular statements and an owner portal, tourist tax collected and declared, guests registered with AIMA and supporting documents for your tax return; for the AL licence, we introduce you to our partner lawyer.
You remain responsible for: your tax return (you or your accountant), pool and garden maintenance, and the AL licence application (through a lawyer or solicitador).

Calculation example
A booking generates €1,000 in accommodation charges (the cleaning fee, paid separately by the guest, is not included in the calculation). The platform deducts a €150 commission. Calculation basis: €850 net accommodation. Calyferias commission: €212.50 excl. VAT.

What is a concierge service and how does it differ from rental management?▼
A concierge service goes beyond basic rental management: it handles guest welcome, cleaning, maintenance and local human support. At Calyferias, the team is on site 7 days a week in high season, reachable Monday to Saturday from 9 am to 7 pm and at any time for guest emergencies.
Do I need to live in Portugal to rent out my property?▼
No. Calyferias supports both owners living in the Algarve and overseas owners with a second home. The entire management can be handled remotely.
Does my property need to be furnished or renovated before starting?▼
Not necessarily. We assess your property as it is and advise on any adjustments to improve its appeal and rental value.
What are the legal requirements for holiday rental in the Algarve?▼
The Alojamento Local licence application is made by a lawyer or solicitador: we introduce you to our partner lawyer. We then handle the tourist tax and guest registration with AIMA.
How are your fees set?▼
A fixed 25% excl. VAT commission, with no setup fee or subscription.
What is the 25% excl. VAT calculated on?▼
The 25% excl. VAT is calculated on the net accommodation amount, excluding commissions charged by booking platforms and cleaning fees.
How long is the contract?▼
The management contract runs for one year and renews automatically, with 3 months' notice.

Yes. You define with us the periods reserved for your personal use.
