Renting out your property in the Algarve: the complete owner's guide

Renting out an Algarve property on a short-term basis can cover the running costs of the house, fund its upkeep and generate a steady income. But a profitable home is first a well prepared, properly registered and well managed home. These are the steps we go through with every owner who has trusted us since 2019.
1. Check that the property can be rented
First, make sure the home can legally host guests: residential use, building compliance, access and, for apartments, the condominium rules. Some Algarve municipalities restrict new tourist accommodation in areas that are already dense. Confirm this locally before starting works or buying equipment.
2. Register the home as Alojamento Local (AL)
Short-term rental in Portugal goes through an Alojamento Local registration with the town hall, via the electronic one-stop portal. Once completed, the home receives a national registration number that must appear on your listings and documents. Registration comes with practical obligations: the electronic complaints book, mandatory information displayed on site, liability insurance suited to the activity, reporting of foreign guests, and safety rules (fire extinguisher, fire blanket, first aid kit, evacuation plan).
On the tax side, rental income is declared in Portugal. The applicable regime depends on your personal situation and tax residence: this is the one point where we always recommend validating your choices with a Portuguese accountant before the first booking.
3. Understand Algarve seasonality
The Algarve does not run at a single rhythm. July and August concentrate the highest rates and the longest stays. Spring and autumn attract more flexible travellers, often couples, who are very sensitive to comfort and reviews. Winter opens the door to long stays, golfers and remote workers.
A well managed property therefore never uses a single price: it combines seasonal rate grids, different minimum stays depending on the period, and a cancellation policy that matches current demand.
4. Estimate the real costs
Gross income says nothing about profitability. You need to deduct:
- changeover cleaning and linen
- water, electricity, internet and pool maintenance
- IMI property tax, condominium fees and insurance
- routine maintenance and small equipment replacement
- platform commissions and payment fees
- property management if you delegate it
5. Self-management or concierge service?
Self-management works if you live locally, speak Portuguese or English and can be on site within the hour for a leak or a key problem. From a distance, every incident becomes expensive: a badly handled turnaround is paid for in negative reviews, and a negative review is paid for over the following six months.
A local concierge handles guest welcome, cleaning, maintenance, calendar synchronisation, guest communication and payment follow-up. The right selection criterion is not only the commission: it is genuine presence in your municipality, response time and reporting transparency.
