What matters in this market
One region, several realities
Average rates in Vilamoura have nothing to do with Paderne. Each property gets its own grid, built on local data rather than a regional average.
Portuguese legal framework
The AL licence must be applied for by a lawyer or solicitador and the business opened by an accountant. Calyferias handles tourist tax and AIMA guest registration.
A local team, not a call centre
Welcome and guest communication are handled from the Algarve in French, English and Portuguese. Cleaning is provided by a cleaning company and linen by a laundry service.
Seasonality and occupancy
The Algarve now trades well beyond summer: golf in autumn and spring, long winter stays, a family peak from July to September. Annual performance is won in the shoulder months — August fills anyway.
